Summerlin Homeowners to Experience HOA Fee Increases Starting  January 2026

Residents across Summerlin's master planned communities will see higher monthly dues as of the new year.

Homeowners in Summerlin, one of the Las Vegas Valley's premier master-planned communities, are set to encounter increased Homeowners Association (HOA) fees beginning January 1, 2026.

 

According to the community's recent newsletter, residents in Summerlin North, Summerlin South, and Summerlin West will experience adjustments in their monthly master association dues.

 

For Summerlin North, monthly assessments will rise from $65 to $74 per unit, aligning with projected revenues and expenses of $16.1 million for 2026.

 

In Summerlin South, dues are set to increase to $76 per unit, supporting anticipated revenues and expenses totaling $13.9 million.

 

Residents of Summerlin West will see their monthly dues climb from $60 to $69 per unit, corresponding with projected revenues and expenses of $13.4 million.

 

Additionally, the Summerlin Council, responsible for the community's parks, pools, events, and recreational programming, will raise its portion of the assessment by $7 per month, bringing it to $37 per household.

 

This amount is already included in the overall monthly HOA dues.

 

The newsletter outlines several factors contributing to these increases:

 

Enhanced maintenance of parks and open spaces.

 

Rising insurance premiums.

 

Additional personnel, labor, and utility costs.

 

Special turf projects.

 

Renovation and expansion of community centers.

 

Reserve funding.

 

Community officials emphasize that the 2026 budgets aim to preserve Summerlin's operations and aesthetic appeal while being mindful of residents' value.

 

Detailed budget information will be distributed directly to homeowners during each association's annual budget ratification process later this year.

 

Each of Summerlin's three master associations operates its own board and management under the broader community framework.

 

In the context of these fee adjustments, it's noteworthy that Summerlin continues to thrive as a top-selling master-planned community.

 

In 2024, it ranked fifth nationally with 1,055 new home sales, reflecting its enduring appeal and robust development.

 

Looking ahead, the community anticipates adding over a dozen new neighborhoods and three new parks in 2025, further enhancing its diverse offerings and commitment to an active, outdoor lifestyle.

 

As Summerlin evolves, these developments underscore the community's dedication to providing a high-quality living environment, balancing growth with the needs and expectations of its residents.
